Situated on the beautiful and historic Daughters of Miriam campus in Clifton, NJ, Integra acquired Hazel Street Towers in March of 2016, following a highly selective process by it’s Board of Trustees to determine not only a qualified purchaser, but also an organization and campus neighbor that would seamlessly mesh with the other functions of this bustling and vital medical center. The Towers is an 120 unit, HUD Section 202 senior community offering such amenities as off street parking, library and beauty salon, along with sparking views of NYC, and serves a vital role in the original sponsors efforts to provide quality, safe, affordable, independent living side by side with the ALF and acute care facilities. Since acquiring the community, Integra infused substantial private equity funds to completely replace and renovate all common areas, community center, laundry facilities and HVAC systems which significantly improved the safety and quality of life enjoyed by it’s seniors.

With 142 beautifully appointed Studio and 1 bedroom apartments, this HUD Section 202 high rise make up one of Integra’s most recent acquisitions in Paterson, NJ. With it’s affordable living and prime location near neighborhood conveniences such as shopping, public transportation, as well as Barnett Medical Center, the community is flanked by Paterson Great Falls National Park to it’s left and Eastside Park on it’s right, making it truly an oasis in middle of a bustling city, offering all the conveniences of big city living, while offering a park like setting where the residents remain active and productive. Integra, together with our nonprofit affiliate acquired this 188 family project in 2017, and worked closely with CHFA to proceeded with a 4% LIHTC allocation to substantially improve the property, with a  $10MM rehabilitation to bring needed upgrades to building systems and completely renovating all kitchens, bathrooms and common areas, as well as significant upgrades to security and energy efficiency. Integra also partnered with it’s original sponsor, The Colorado Coalition for the Homeless, to provide continued services, such as computer training, job placements and other essential services to help our residents via dedicated, full time service coordinators.

Maple Lawn Apartments

We are currently in the process of acquiring this community from a faith based 501(c)(3) nonprofit located in Eureka, IL. We take great pride in successfully negotiating a structure that was a clear benefit for both parties. This beautiful community is part of the Maple Lawn campus, home to a 180 bed Skilled Nursing Facility and Maple Lawn Apartment, a 100-unit section 202 senior community.  By the divestiture of the senior community to IHG, the proceeds will enable the board to have the financial freedom to stabilize the nursing home.

Muhlenberg Gardens

Integra acquired Muhlenberg Gardens, a 150 elderly HUD Section 202 high-rise subsidized from a local, Faith based nonprofit, Hudson Lutheran Housing Corporation. Integra idendtified the need for continued quality, affordable housing ina. Rapidly gentrifying location, with the residents of this project at risk of being proced out of the community, with the in place subsidy nearing the end of it’s term. We worked closely with HUD & NJHFMA in securing a new HAP contract, ensuring that Muhlenberg, along with it’s sister building Wittenberg Manor, remain a safe & beautiful senior community in perpetuity.

We are currently in the process of acquiring this low income multifamily community consisting of 94 units of which 100% of the units are under a project  based HAP contract. This community benefited from a tax-credit redevelopment in 2003. Upon expiration of the compliance period in 2018 we would look to rehabilitate the property using IHDA tax exempt bonds.

DANVILLE, IL

Vermillion Gardens Apartments

This acquisition closed on April 2016. Vermillion Gardens is a 240 unit multifamily community originally renovated using HUD’s LIHPRA program. Integra Housing co-ventured with the VITUS GROUP on this transaction. This community is currently undergoing a complete $10 million tenant in-place rehabilitation, utilizing 4% LIHTC Bond allocations awarded by IHDA to the property.
